The mortgagors which CCB provides second hand residential mortgage to is Chinese citizens with full capacity for civil conduct, persons from Hong Kong or Macao with the right of abode in mainland China and full capacity for civil conduct, and foreigners with the right of abode in mainland China and full capacity for civil conduct.
♦ What are my credit limit and the duration of the mortgage extended?CCB provides second hand residential mortgage up to 80% of the purchase price or appraised value (whichever is lower), and the longest lending period is 30 years.
♦ What is my mortgage rate?CCB sets the rates according to relevant interest rate policy issued from People's Bank of China and China Banking Regulatory Commission. Meanwhile, CCB provides high profile clients with customized products, such as fixed rate loan, to minimize the interest rate risk.
♦ For the high profile clients, what special methods of mortgage repayment does CCB provide?For its high profile clients, besides equal principal amortisement repayment and matching principal and interest amortisement repayment, CCB also provides “defined contribution scheme” and “defined interval scheme” in order to satisfy clients’ various capital pressure and requirement.
♦ What needs to be submitted for applying CCB residential mortgage?
(1) Applicants ID card copies (i.e. resident identification card, Hukou booklet, army identity card, passport,
or other ID cards);
(2) CCB recognized borrower’s ability of repayment certification;
(3) Lawful and effective residential purchasing contract or agreement;
(4) The proof of fund which the client uses for purchasing a residence;
(5) The Title Certificate of the Land Property purchased (copy);
(6) Other documents and materials required by the bank.
